The land is ready. The water is already there.
See the siteWe have sorted the land. You just farm.
Buying land
A large amount of money at once, then title, fencing and getting water to it before you plant anything.
Renting a raw acre
Cheaper per square foot than us. The cost is in the setting up: water brought to it, fencing, clearing and preparation, all across a full acre before you plant.
One serviced plot
More per square foot, but the setting up is done and shared. You start on the monthly fee, then take the next plot when the farming has paid for it.
Most people are planting within a few weeks of the first message.
The water is already there. You pay for what you use.
Water is what stops most people farming on rented land. Here it is already at your plot, and measured on your own meter.

Every plot has its own meter
Nothing is shared, estimated, or split between you and the next person.
It is not in the monthly fee
Water is billed on top, for the units on your meter and nothing more. That is why the plot fee can stay where it is.
We read it in front of you
We take the reading when you start and when you are billed, and we show you both.
Drip saves you money
On a plot this size drip cuts your water bill a lot. We can help you put the lines in.
Big enough to grow seriously. Small enough to start.
Every plot is the same 100 × 50 ft, so what changes is how many you take, not what you get.
- How big
- 5,000 sq ft, about 465 m². Just over a tenth of an acre
- Ground
- Cleared, levelled and marked before you get it
- Access
- Straight off the track. You do not cross anyone else
- Boundaries
- Marked and numbered so you see what is yours
What fits on one plot
- Six long beds with paths to walk between them
- A strip at the top for the water point
- A corner for raising your own seedlings
- Room to work without stepping on your crop

Start with one.Add more as you earn.
Take the plot next to you when the farming has paid for it. You do not move, and you do not start again on ground you have already worked.
| Plots | Working area | Total | |
|---|---|---|---|
| 1 | 100 × 50 ft | 5,000 sq ft | Where most people start. |
| 2 | 200 × 50 ft | 10,000 sq ft | You and the plot next door, as one. |
| 3 | 300 × 50 ft | 15,000 sq ft | Plant in stages, harvest all season. |
| 4 | 400 × 50 ft | 20,000 sq ft | Just under half an acre. |
Taking more than four?
The rate per plot comes down as you take more, so you can expand as you earn rather than borrowing to set up land you have not grown into yet. Ask us for a block rate before you commit to several. Past four plots we quote a block rate instead of multiplying the single-plot price, so it stays sensible against renting a whole acre.
- Half-acre blockAbout 21,780 sq ftRoughly four plots, priced as one block.
- One-acre blockAbout 43,560 sq ftRoughly nine plots, priced as one block.
Honest about the price
A plot costs more per square foot than renting a whole acre. What you are skipping is the setting up: water, fencing, clearing and preparation cost far more across an acre than across one plot, and here they are already done.
If you need a full acre, can pay for it, and are happy to arrange your own water and fencing, renting raw land may suit you better. We would rather say so than sell you the wrong thing.

Tell us where you want a plot.
We are open at Isinya. Where we go next depends on where people are asking for us, so tell us your town even if we are not there yet.
If the site nearest you is full, this is also how you get told first when a plot comes free.
Grow for the house. Grow for the market.
A plot this size suits vegetables, not maize or wheat. This is what people around Isinya actually plant. We are not promising you a harvest.

There is a growers’ group.
Growers on our sites share a WhatsApp group. People ask what is worth planting this season, what a pest turns out to be, and where they are selling. We are in it too.
It is free and it is not compulsory. Plenty of people here are planting for the first time, and the fastest answers usually come from someone two plots over who tried the same thing last season.
Ask to join the groupWhat it is not
It is not farming advice from us, and nothing said in it is a promise about what your plot will do. What you plant and how you treat it is your decision. If you want the work done properly by someone else, that is what the paid services are for.
